What are the Minimum Property Repairs Standards Before Listing?

Every property needs some rent-ready repairs between residents; here are the standards Revolution requires

In order to comply with state habitability standards, as well as Revolution's own internal standards, every property must meet the following requirements prior to Revolution listing it for rent:

  1. Professionally cleaned to ‘Hotel Room Clean’

  2. Carpet professionally cleaned and looking fresh

  3. All walls painted to professional standards

  4. No holes in walls or unpainted patches

  5. No missing, broken, or cracked outlet or switch covers

  6. All windows must have vertical or mini-blinds

  7. All cameras must be removed.

  8. No personal property or items in the unit. This includes furniture, knickknacks, toiletries, Kleenex boxes, kitchen or bathroom items, soap dispenser, pictures, etc.

  9. No lawn equipment including mowers, tools, etc.

  10. Garage floor swept

  11. No exterior debris

  12. Lawn cut and trimmed

  13. Landscaping fresh and clean

  14. Smoke detector on each floor (or per state/local requirements) and not expired

  15. All light bulbs installed and working

  16. Doors open & close smoothly and doorstops installed on all doors

  17. Bathroom caulking must be fresh and free of any mildew

  18. All mechanical components working as designed. Includes HVAC, plumbing and electrical systems, kitchen appliances, laundry appliances, sump pumps, water softeners, sprinkler systems, swamp coolers, gas fireplaces, water filtration systems, etc. Essentially, if it's in the house, it must work as it was supposed to work by the manufacturer.

  19. Safety railings secure

  20. TV mounts can remain if they are in a normal location in the home such as over a living room fireplace and they are fully intact and functional; if it is broken or in a bizarre location, it must be removed and the wall patched and painted.


If Revolution will only be leasing your property but not managing it, then the following simplified list of standards will apply:
 

  1. Professionally cleaned to ‘Hotel Room Clean’
  2. Carpet free of holes and any significant stains
  3. No holes in walls or unpainted patches
  4. No missing, broken, or cracked outlet or switch covers
  5. Lawn cut and trimmed
  6. Smoke detector on each floor (or per state/local requirements) and not expired
  7. Doors open & close smoothly
  8. All mechanical components working as designed. Includes HVAC, plumbing and electrical systems, kitchen appliances, laundry appliances, sump pumps, water softeners, sprinkler systems, swamp coolers, gas fireplaces, water filtration systems, etc. Essentially, if it's in the house, it must work as it was supposed to work by the manufacturer.
  9. Safety railings secure
