Owner FAQ

What is included in the annual HVAC tune-up?

Annual tune-ups for heating and cooling systems are incredibly important for the longevity of the systems. By spending a little money each year on a tune-up, you can save thousands of dollars in expensive repairs and eventually early replacement of the systems.

Revolution’s standard practice is to have an annual HVAC tune-up completed on every property during the spring. This tune-up covers both the heating and air conditioning systems. The following items are done during the tune-up:

  • Check all electrical components (check that wiring is not damaged or lose, all moving parts are lubricated)
  • Measure the temperature split (average 15 degrees)
  • Check amps on motors (indoor and outdoor); compressor
  • Check reversing valve (HeatPumps)
  • Check blades
  • Check indoor unit is sealed properly
  • Check area around indoor unit for insects/rodents
  • Test capacitors to ensure within range
  • Check contactor
  • Check the disconnect box
  • Change out filter
  • Check all safety switches are working properly
  • Check thermostat operations
  • Check the condensate lines and clear out (cleaning is additional)
  • Check refrigerant pressures to ensure within range (inspect refrigerant line insulation and refrigerant caps)
  • Check unit pad (level)
  • Check condenser coil and evaporator coil for buildup
  • Provide recommendations

While this is our standard practice, it isn’t mandatory. While we strongly recommend that you take part in this standard practice, if you would still like to opt-out, you can do so by submitting this form.
